Office & Coworking Upholstery Cleaning in the Bay Area

Desk chairs, reception sofas and breakout seating cleaned in the evening or at weekends — priced by volume, with no disruption to the working day.

Office seating gets dirty quietly. Nobody spills anything dramatic; it is body oils, hand contact and eight hours a day of the same chairs that slowly turn a mid-grey fabric into a darker, shinier version of itself — most visible on headrests, armrests and the front edge of the seat.

Because it happens gradually, it usually goes unnoticed until someone photographs the space or a new tenant walks the floor. A proper extraction clean brings the fabric back several shades and is a fraction of the cost of replacing chairs.

What we clean

Task & desk chairs

Fabric and part-mesh office chairs, priced per chair with volume rates for larger floors.

Reception & lobby seating

Sofas, tub chairs and waiting seating — the first thing visitors see.

Breakout & lounge furniture

Soft seating in kitchens, phone booths, lounges and collaboration areas.

Meeting room chairs

Boardroom and meeting seating, plus upholstered acoustic panels where present.

What we treat

Body oils on contact points

Headrests, armrests and seat fronts, which darken long before the rest of the chair.

Coffee & desk-lunch spills

Everyday marks treated by fabric type across a whole floor consistently.

Dulled commercial weave

Extraction that lifts embedded soil out of hard-wearing contract fabrics.

End-of-lease presentation

Getting seating back to a defensible condition before a handover or inspection.

How commercial cleaning works

Walk-through

We look at the actual seating and fabric types on site before quoting, so the price reflects the real job.

Fabric check

Every fabric is checked and spot-tested first — vinyl, contract weave and delicate blends are not treated the same way.

Dry vacuum

Loose debris, crumbs and grit come out before any moisture goes in.

Pre-treatment

A pre-treatment matched to the soiling — degreasing where there is cooking oil, enzyme-based for protein and perspiration.

Agitation

Gentle agitation where the fabric can take it, working the treatment into seams and high-contact areas.

Rinse & extract

Fabric-safe rinse and deep extraction to pull the loosened soil and residue out of the padding.

Dry passes & check

Multiple dry passes to cut drying time, then a final walk-through with you before we leave.

How commercial pricing works

Commercial work is quoted per site rather than off the standard per-item list. The price depends on how many seats there are, the fabric, the condition, and how much access we get — a long banquette run is a different job to twenty separate chairs.

We work evenings, weekends or over a quiet period so nobody loses a working day. Larger floors can be split across visits to keep desks available.

Send a few photos and a rough count and we will come back with a fixed figure and a realistic time on site. Recurring schedules — quarterly, twice-yearly — are quoted at a lower rate than one-off visits.

Honest expectations

Most commercial soiling improves dramatically, but we will not promise a perfect result on set-in dye, bleach damage or years-old grease. We tell you what we expect to achieve before we start, and we would rather talk you out of a job than take money for a result you will not be happy with.

Drying & downtime

Most commercial upholstery is back in use within a few hours; vinyl and faux leather sooner. We plan the visit around your opening hours so the downtime falls when you are closed, and we will tell you straight if a turnaround is too tight rather than leaving you with damp seating.

Common questions

Commercial work is quoted per site rather than off the standard per-item list, because seat count, fabric, condition and access all change the job. Send photos and a rough count and we will reply with a fixed figure.

Yes. Every fabric is identified and spot-tested before we start, and vinyl, faux leather, contract weave and delicate blends are each treated differently. If something cannot be safely cleaned we tell you rather than risk it.

Yes — office work is normally quoted per chair with a lower rate as the count goes up, rather than the standard single-item pricing. Send us a rough count of task chairs and soft seating and we will come back with a figure for the whole floor.
