Commercial Upholstery Cleaning in the Bay Area

Seating cleaned for cafés, restaurants, offices, hotels, salons and gyms — quoted per site and scheduled around your opening hours.

Commercial seating wears differently to anything in a home. It is not one household using a sofa every evening — it is hundreds of people a week landing on the same few metres of banquette, or the same twenty task chairs carrying eight hours a day each. The soiling is heavier, more even, and much harder to shift once it is embedded.

It also fails in a way customers notice. Nobody complains about a slightly tired sofa at home; a customer sitting down in a marked café booth or a client waiting in a dull reception chair forms an opinion about the whole business in about two seconds.

We clean commercial upholstery across the Bay Area, quoted per site and worked around your trading hours. Below are the venue types we work with most — each has its own page with the specifics.

How commercial cleaning works

Walk-through

We look at the actual seating and fabric types on site before quoting, so the price reflects the real job.

Fabric check

Every fabric is checked and spot-tested first — vinyl, contract weave and delicate blends are not treated the same way.

Dry vacuum

Loose debris, crumbs and grit come out before any moisture goes in.

Pre-treatment

A pre-treatment matched to the soiling — degreasing where there is cooking oil, enzyme-based for protein and perspiration.

Agitation

Gentle agitation where the fabric can take it, working the treatment into seams and high-contact areas.

Rinse & extract

Fabric-safe rinse and deep extraction to pull the loosened soil and residue out of the padding.

Dry passes & check

Multiple dry passes to cut drying time, then a final walk-through with you before we leave.

How commercial pricing works

Commercial work is quoted per site rather than off the standard per-item list. The price depends on how many seats there are, the fabric, the condition, and how much access we get — a long banquette run is a different job to twenty separate chairs.

We work before opening, after close, on closure days or at weekends — whatever keeps your business trading. Larger sites can be split across visits.

Send a few photos and a rough count and we will come back with a fixed figure and a realistic time on site. Recurring schedules — quarterly, twice-yearly — are quoted at a lower rate than one-off visits.

Honest expectations

Most commercial soiling improves dramatically, but we will not promise a perfect result on set-in dye, bleach damage or years-old grease. We tell you what we expect to achieve before we start, and we would rather talk you out of a job than take money for a result you will not be happy with.

Drying & downtime

Most commercial upholstery is back in use within a few hours; vinyl and faux leather sooner. We plan the visit around your opening hours so the downtime falls when you are closed, and we will tell you straight if a turnaround is too tight rather than leaving you with damp seating.

Yes, and normally we do. Most commercial work happens before opening, after close, on a closure day or over a weekend, so your trading hours are not affected.

Yes. Many venues run on a quarterly or twice-yearly cycle, which keeps seating from ever reaching the state where results become unpredictable. Recurring visits are quoted at a lower rate than one-offs.
